PLANS have been submitted to replace a Haddington hotel’s conservatory roof.

The Maitlandfield House Hotel's proposal outlines a demolition of the conservatory roof and windows, with walls and a flat roof with a roof lantern supported by aluminium frames to be installed as a replacement to the existing space.

This would allow for a more traditional roof look while maintaining natural light through the space with the roof lantern.

The hotel, which has a large-scale wedding venue, conference facilities and 25 bedrooms, detailed in its application the need for the changes.

The current conservatory, that was built in the early 1990s, has plagued the hotel with issues due to an "inherent fault".

The pitched roof formed an internal valley gutter, making maintenance difficult and dangerous.

This resulted in water ingress, causing damage to the internal wall and steel supporting structure.

The glazing and timber elements have degraded "beyond repair", making the restaurant area under the conservatory unusable for a considerable time.

More visually attractive

The hotel says that the construction also negatively impacts the view of and from the first-floor windows.

The removal of the current structure will allow the windows to be fully visible from ground level, providing a better amenity and improved elevation.

The hotel believes that the new roof will offer a more visually attractive element on the approach to the hotel, enhancing the overall aesthetic of the listed building.

The Maitlandfield House Hotel also plays a role in the local leisure industry, particularly golf tourism.

The hotel stated that improved facilities would attract a wider range of guests.

The hotel said in its supporting statement to East Lothian Council: "Hotel accommodation is seriously lacking in East Lothian and golf is a very valuable resource for the local economy."

The hotel’s patronage decreases during winter months, but it hopes that, with a new restaurant environment, it will be able to attract more local customers.

This in turn will allow for more staff to be employed year-round, contributing to the hotel’s financial stability.
