THREE of the five most expensive places to buy a house in Scotland can be found in East Lothian.
Research from property firm Rettie shows the house price dominance of the country’s coastal towns.
Thirteen of Scotland’s top 20 residential areas by average house price are located on the nation’s coast.
Gullane is second overall with an average house price over the last 12 months of £504,139 – behind only Elie and Earlsferry (£869,459).
Also in the top five are North Berwick (£476,066) and Longniddry (£462,768).
Growth in house prices in Scotland’s most sought-after coastal settlements has significantly outpaced Scotland’s national average of about 20 per cent over the last five years.
Elie and Earlsferry's has grown by 84 per cent during that period, Gullane's by 40 per cent, Longniddry at a similar level, and St Andrews prices up by 57 per cent during the five-year span.
Dr John Boyle, director of strategy and research at Rettie, said: “Most of the higher priced coastal settlements have had an average house price rise in recent years, well above the national average, and each shares characteristics including beautiful beaches, rich histories, and vibrant communities.
“The towns and villages on the list offer a blend of natural beauty, outdoor activities, and coastal walks.
“They are also within relatively easy access of Scotland’s main cities, and offer an attractive lifestyle that is reflected in their premium prices.”
