Asda in Tranent has been listed for sale – but there is set to be no change to the building in the near future.
Asda has leased the retail building on High Street since 2015, with the supermarket chain paying annual rent of £252,871. Annual Retail Price Index (RPI) uplifts are capped at 2-4 per cent, with the next review on September 14 next year.
Asda has a lease on the store until 2035, with an option to take a new 25-year lease of the property from the date of expiry subject to a 12-month notice period.
The property covers 20,940 square feet, with 64 car parking spaces outside.
Offers in excess of £3,165,000 are being considered for the building, with a net initial yield of 7.5 per cent being promised and a capital value of £151 per square foot.
